Moving to Coeur d'Alene: what to know before you go.
Coeur d'Alene pulls people from Spokane, Seattle, and out of state for the lake, the lower taxes, and the small-city feel. Here's what actually matters once the moving truck shows up.
Downtown CDA is walkable and lake-close but comes with older housing stock and premium prices. Fernan Hill and the Q'emiln Park area offer more space with a short drive to downtown. Riverstone is newer, master-planned, and popular with families wanting modern construction near the Spokane River. Further out, Dalton Gardens and Hayden offer acreage and horse property without leaving the CDA school district.
Schools
Coeur d'Alene School District serves most of the city; Lake City High School and Coeur d'Alene High School are the two main public high schools. Families moving for schools should confirm boundaries by address before buying — district lines don't always match what a real estate listing implies.
Cost of living & housing
CDA home prices run higher than Spokane for comparable square footage, driven largely by lake proximity and the influx of West Side buyers. Idaho has no state income tax, which is the biggest financial draw for a lot of Washington transplants, but property taxes and insurance (especially near the lake, for flood/wildfire risk) should be factored into the comparison, not just the sale price.
Winters
CDA winters are colder and snowier than Seattle, with lake-effect moisture adding to totals some years. Studded tires or good all-seasons are standard, and a lot of newer arrivals underestimate how early snow tires should go on — late October is not too early some years.
The job market
Healthcare (Kootenai Health is a major employer), tourism/hospitality around the lake, and a growing remote-work population make up a big share of CDA's economy. North Idaho College and a satellite University of Idaho presence add some education-sector jobs as well.
Moving logistics
If you're coming from Seattle or the West Side, budget a full day of driving over Snoqualmie or Stevens Pass in winter — pass closures happen.
